You don’t know where to get the proper forms, don’t want to deal with the hassles and stress of paperwork or don’t know where to begin to prevent disputes from arising. I am a 12 year licensed real estate agent and will act as a facilitator in meeting the requirements of the appropriate paperwork. Realtors are legally bound by a strict Code of Ethics and high Standards of Business Practice. Call Bev to discuss this service. Most buyers and sellers are willing to split this service fee evenly. I use the most up to date forms to assist in the following: - Assist the Seller and Buyer in preparing and complying with a legally binding purchase contract for the property.
- Assist with inspections, appraisals, financing, etc.
- Completion of conveying purchase contract with lawyers.
- Assist the buyer with financing if necessary.
- Facilitate communication between buyer and seller to help prevent disputes from arising.
- Communicate with seller and buyer through full process.
- Key exchange between seller and buyer on possession day.
- Follow-up after possession.
- The Absence of A Written Purchase Agreement. Rule #1: Always put it in writing and understand what you're signing. A real estate contract should be in writing to be valid. A seller may make a statement meaning one thing, when the buyers hear something else. Leave nothing to memory.
- What's included in the sales price? What stays and what doesn't? Deposit money, any additional deposit money? Is the buyer pre-approved? What new financing will there be and how much is the balance owing? Do you know you need an up to date Real Property Report? Will there be any additional repairs? What conditions will be placed on the contract, i.e. financing/home inspections? Who fixes and who pays? When is the possession date? How soon after closing does your buyer receive the key? What happens if there is a dispute? Does a buyer have the right to withdraw an offer to purchase? These are all part of your negotiations from the very beginning. When and if anything changes, it must be agreed upon and signed by all parties. Disclosures also must be in writing and signed by all the parties. Without signatures a deal can be rescinded.
